  1. Appraiser agrees to prepare a written appraisal report with an opinion of value (hereinafter “appraisal” or “appraisal report”) in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP) and the requirements of any professional organizations to which the Appraiser may belong.
  1. The purpose for the appraisal is market value for ad valorem tax purposes, and the interest to be appraised is fee simple.
  1. The appraisal report shall be completed and delivered within sixty (60) days of the date of this paid Order Agreement, subject to unforeseen circumstances or conditions beyond Appraiser’s control.
  1. Appraiser shall electronically deliver one copy of the report to Customer in pdf format, and one electronic copy to RETaxRefund in pdf format.
  1. Client shall pay the $595 for the appraisal report of oe unit residential property in New Hampshire
  1. Appraiser’s obligation to perform any work is contingent on:
    • RETaxRefund.com receiving the amount indicated above from Client;
    • Client and Appraiser signing this Agreement; and
    • The Property not containing any undisclosed characteristics affecting the price Appraiser ordinarily would charge.
    • Appraiser has the right to reject this order within 7 days of order receipt. The Client will be refunded the purchase amount.
    1. Appraiser’s fee, above, shall include brief, telephonic conversations with the assessor concerning Appraiser’s appraisal report. Should more work be required beyond these conversations, Appraiser may charge hourly for that work, provided the parties enter into a separate agreement for hourly services. Said Additional Appraiser Hours can be purchased on the RETaxRefund.com webshop.
    1. Appraiser and its subcontractors (if any) are hereby authorized to: (a) make on-site inspections of the Property, (b) obtain supporting property data including-- but not limited to-- building plans, plats, deeds, legal descriptions, abstracts, and options, (c) interview Client’s attorneys, accountants, managers, agents, present and prospective tenants, (d) receive copies of relevant information and to copy and use same as documentation for its appraisal report, and (e) obtain such information that in the Appraiser’s judgment may be relevant to the appraisal assignment. Client represents and warrants it either is the owner of the Property, or otherwise has authority to enter into this Agreement.
    1. The appraisal report shall be subject to Appraiser’s customary conditions and limitations, appropriate for this assignment, and shall not be reproduced, printed, or distributed without the written consent of Appraiser.
    1. Appraiser does not make any warranties or guarantees of any kind regarding the condition of the Property, sufficiency of title, areas and boundaries, mechanical and structural conditions of the improvements. The appraisal report represents Appraiser’s opinion of value only, without any warranty that the Property will sell for the appraised value. RETaxRefund is a trade name owned by Allobar, LLC.  Client agrees to indemnify RETaxRefund, Allobar, LLC, Appraiser, Appraiser’s employees and independent contractors from all claims, suits and charges of any nature that may arise out of this Agreement.
    1. Client acknowledges that the Appraiser's role is to perform strictly as an impartial valuation expert; the Appraiser will not advocate the cause or interest of any party or issue.
